While the Houston development spotlight typically focuses on Downtown, the Energy Corridor, and a few other perennial hotspots, Lincoln Property Company is shining that spotlight on North Central Houston with the unveiling of CityNorth. A harbinger of opportunity and investment, Lincoln Property Company’s CityNorth project signals increasing interest among organizations looking to capitalize on the area’s proximity to many of Houston’s business amenities. Previously known as Greenspoint Place, CityNorth is a Class A, LEED and Energy Star-certified campus located just off Interstate 45 and Beltway 8.
CityNorth and its six architecturally distinct office buildings and landscaped 36-acre campus, located at Greens Road and Greenspoint Drive, have been renamed CityNorth One through Six. The six office buildings range in size from 200,000 to 450,000 square feet, and tenants have access to state-of-the-art building systems, brightly lit floors, plentiful parking, 24-hour access and security, and Lincoln Property Company on-site management. CityNorth has more than two million square feet, including approximately 70,000 square feet of retail space, as well as 12 restaurants, newly designed outdoor spaces for employees to meditate or network, a 7,000-square-foot fitness center, a 10,000-square-foot state-of-the-art conference center, and the 480-room Hilton Houston North Hotel with conference facilities and meeting rooms. CityNorth offers some of the highest-quality office space available at some of the lowest rates in the city.
From the moment Lincoln added CityNorth to its portfolio in fall 2017, plans were underway for improvements to the office spaces and overall campus. Future CityNorth enhancements include a renovation of the lobby at CityNorth 2 and the addition of more than 6,000 square feet of collaborative and individual workspace and relaxation areas. This new area, or Third Place, will be located adjacent to the conference center, and will offer multi-use spaces for enhanced collaboration opportunities. Third Place will be a destination for people to gather, work, play and relax, and helping employers attract and retain top talent.
With the goal of making CityNorth the best work environment in the state, additional amenities will include lounge concierge service, conference set-up, pool tables, a golf simulator, putting greens, two swing bays, ping pong and big-screen TVs with lounge seating. The fitness center will also conduct onsite classes, with the addition of a day spa and salon. Planned exterior improvements include new signage and customized wayfinding, modern outdoor seating and landscaping, refreshed parks and outdoor collaboration areas, and renovated retail fronts.
“CityNorth reflects the promise of one of the most dynamic and accessible business addresses in all of Houston,” said Lincoln Property Company senior vice president Kevin Wyatt. “As we make enhancements to what we already know is a jewel of a property, our vision is to continue to make CityNorth a business address of distinction – a self-contained business campus with all of the amenities necessary for tenants to thrive outside of the downtown business core.”
CityNorth is minutes from George Bush Intercontinental Airport, less than 20 minutes from Downtown Houston, and close to desirable residential neighborhoods, such as The Heights, Kingwood, Champions and The Woodlands. CityNorth lies within the North Houston District, a political subdivision the State of Texas created to ensure equitable economic development for the area’s businesses and residents. The momentum at CityNorth reflects overall progress for North Houston, including improvements in public safety, planning and infrastructure, attractive green spaces and parks.
The Houston Police Department is locating its new North Belt Division facility at 100 Glenborough Drive, 1.5 miles from CityNorth, demonstrating its commitment to continued improvements in public safety.
“Crime in the Greenspoint area has decreased significantly over the past four years and is now on par with The Woodlands – the old reputation does not match reality,” said Andres Orozco, director of security for CityNorth. “Our goal is zero incidents, and we are achieving that goal. The safety and security of the CityNorth campus is our top priority, and we are dedicated to continuing to make CityNorth the best and safest place in Houston.”
The North Houston District has several projects underway that will continue to fuel the area’s reputation as a business destination enhanced by opportunities to collaborate and relax. New projects in the area include a 1 million-square-foot Amazon fulfillment center and a 600,000-square-foot regional distribution center for Emser Tile.
“The CityNorth properties have long been Class-A anchor facilities at the heart of the North Houston District,” said NHD executive Greg Simpson. “We are excited to work with Lincoln Property Company in its continued efforts to make CityNorth and the North Houston District the location of choice for large corporate enterprises looking to relocate.”
